Large room with comfortabke bed and a/c. Downstairs fronts onto reception and breakfast area, so can be a bit noisy. Nice breakfast at ok price with lovely beach view. Only 2 rooms has a beach view - 104 and 105. Some renovation was done in this hotel but bathroom has strong smell of the sewer. Dirty door to the room and to the bathroom, mirror and glass on the sink never cleaned. It's situated on a dirt road off the main Lewis Place road. It's quiet and looked like it was slowly being renovated or just renovated. The air conditioning unit was cold so passed with flying colors. The sheets were clean. We only stayed here for one night. Our room was situated on the 2nd floor and a bit rustic. Our A/C was not working properly and we got help from the staff to fix it. It wasn't as cool as we expected but it was working better so we decided to just let it go. Our bathroom was a bit... Another night in Negombo in this place. Situated directly at the beach with nice garden. Rooms were clean and comfortable but bad smell out of the bathroom. A/C was not working powerful enough. Service was very poor. A little over our normal budget but worth it for the location right on the beach. Our room overlooked the beach and had a balcony and also steps up to our own rooftop verandah, room was airy and clean, A/C and fan, cable tv, Staff were friendly and cheerful, only ate at this hotel the one evening service was ok...

Nice, clean comfortable bed...
