The Fairmont Olympic, 411 University St., will remain open as all 450 rooms and corridors are remodeled. The construction will be done floor-by-floor with "buffer floor closures" to minimize disruption, Fairmont officials said in a press release. The leasehold of the 91-year-old property, which is arguably the region's grandest hotel, is for sale, but it was not clear Tuesday if a transaction is on the horizon. A Montreal-based pension-fund adviser, Ivanhoe Cambridge, last year identified the Olympic as one several hotels to selling. (More on that is here.) Several months later, an Ivanhoe Cambridge representative told the Real Estate News Exchange website that the disposition of the property was still in play.

This was a year ago, and no sale has occurred. The Ivanhoe Cambridge representative could not be reached Tuesday. The Olympic has had a big role in Seattle's history. Financed with community bonds, it was built on property that the University of Washington still owns and leases to Ivanhoe Cambridge. The hotel was extensively remodeled over its life and in 1981 was restored to its original glory by the Four Seasons group. Fairmont Hotels & Resorts took over the Olympic's management in 2003, according to HistoryLink. Seattle is in the midst of a hotel development boom that brokerage CBRE Hotels forecasts could increase the number of rooms in and around the downtown core by nearly a third. Olympic General Manager Markus Treppenhauer said the renovation is "a wonderful opportunity for the Fairmont Olympic to establish itself as the top luxury hotel option in the city.” Barbara Parker, a principal at Massachusetts-based Parker-Torres Design Inc., which is designing the makeover, said the firm is going for "a classic interior with a modern twist" look.

Parker-Torres is using what she called "grey tones and tourmaline accents." (Tourmaline is a semi-precious gem that comes in a wide variety of colors.)
